The developer who brought micro apartments to Denver is preparing to bring more of them downtown.
Nichols Partnership will go before the Lower Downtown Design Review Board Friday with a proposal to build 91 units, mostly microsized, at the intersection of 15th and Wewatta streets.
Most of the units are planned to be 350 square feet, but a few will be as small as 335 square feet or as big as 880 square feet, according to the documents submitted.
Personally, once a unit is more than 500 square feet, I consider it more of a studio. By that measure, the building is more like 76 percent micro apartments and 24 percent traditional rentals.
Current plans include bike storage, but no parking. However, that may change, as project manager Melissa Rummel told BusinessDen. Rummel also says that the building will have shorter lease terms "in anticipation there will be many business clients coming downtown for a few months at a time."
That's not wildly different from their first micro unit building, Turntable Studio. Even there, a few people use the units as a second home.
LDDRB's current recommendation is to deny Nichols' application Friday, but Denver Infill says that's not uncommon in the early stages of the process.
