Developers are planning a remake the Oneida Park shopping center in South Park Hill into a "gathering place" with curated restaurants, retailers and an outdoor venue to host various local events.
Todd Snyder and Rick Firmine announced their $10 million makeover of Oneida Street, between 22nd and 23rd streets, Wednesday morning via a news release. The real estate investors purchased the property earlier this year. Construction work is expected to start next month and wrap up by 2018.
The Oneida Park redevelopment would only be about a mile southeast of the $25 million Park Hill Commons project. That project is similar in feel and poised to bring an office building, restaurant and 43 micro apartments and townhomes to the neighborhood.
Oneida Park LLC purchased 2200, 2201 and 2230 Oneida St. as well as 6920 E . 23rd Ave. for $5.3 million in January.
Snyder said Park Hill is drawing new residents to the area but lacks the restaurants, stores and other amenities other Denver neighborhoods have.
“Our hope for Oneida Park is to create a neighborhood gathering place for the Park Hill community and surrounding areas by offering affordable local restaurants, services and community events — a place residents can walk or ride their bike to with their family and friends to enjoy a great meal, to run a quick errand or to spend a few hours at an outdoor event," he said in a statement.
The Oneida Park project reimagines the 1950s shopping center as a place with a 7,000 square foot outdoor courtyard and children’s play area flanked on three sides by restaurants with outdoor patios. The courtyard is expected to host special events like farmer’s markets, musical and performing arts exhibits as well as seasonal attractions throughout the year.
So far, Ester’s Neighborhood Pub and a new, yet to be named ice cream concept by Little Man Ice Cream group have signed on to anchor Oneida Park, according to the release. Ownership is seeking a coffee shop to round out the courtyard tenant list. NAI Shames Makovsky is helping lease space in the area.
Existing tenants on the block are expected to remain including Park Hill Veterinary Medical Center, Oneida Liquors, Spicy Thai, Famous Philly Cheese Steak & Beer Garden, Desmond Bar & Grill, Allegra Pizza and Zen Dog Spa.
The Denver-based architecture firm Dig Studio and civil engineering firm Ware Malcomb are listed on the project.
