Home of Dave & Buster’s and United Artists theater could see upward of $300 million in redevelopment

A 16-story office tower was just added to the Colorado Center and developers say a hotel, restaurants, and apartments could be on the way.

Altogether the mixed-use center near Interstate 25 and South Colorado Boulevard could see $300 million to $400 million worth of improvements in coming years aimed at making the complex "a real live-work place," said Scott Caldwell, senior vice president at Lincoln Property Co.

The Denver real estate firm owns the Colorado Center near the Colorado Light Rail Station. Last week, the firm wrapped up work on Tower III on the north side of the complex, near I-25, Caldwell said.

The 230,000 square foot office building includes ground floor lobby and retail space, more than 400 parking spaces on levels two through seven, office space on floors eight through 16 and a rooftop terrace.

In the future, a roughly 320-unit apartment building is planned on the complex, Caldwell said. Denver officials approved initial plans for a residential building facing Colorado Center Drive, east of Tower II, in May 2016.

The Colorado Center is already home to the arcade and restaurant Dave & Buster's, United Artists Colorado Center 9 & IMAX theater, the Vectra Bank corporate headquarters and more than 45 other businesses. But Lincoln Properties is betting bringing the new office space, planned residential units, high-end restaurants, sushi concept and pizzeria will make the area more attractive and pull more people in from downtown on one side and the Denver Tech Center on the other.
