Another big addition to Platte Street is complete: Confluent Development and Unico Properties have teamed up to bring a 96,000-square-foot, amenity laden, mixed-use development called the Circa Building to 1615 Platte St.
The development will have 80,000 square feet of office space on the top three levels and another 10,000 square feet dedicated to retail and restaurant space on the ground level. They’ve already established a tenant for the entire third floor: Xero, an online accounting software provider.
This is Confluent Development’s second development on Platte Street.
“As prior investors and developers on Platte Street, both Unico and Confluent recognized that Platte Street provides an incredible value for downtown employers who can choose an office in a neighborhood that is considered a preferred location for young professionals to live, play and work," Celeste Tanner, Chief Development Officer at Confluent Development, said in an email. "The innovative concepts behind the Circa Building were inspired by Unico’s focus on operational quality and designed to fit within this thriving environment. Confluent Development was excited to bring its own development experience and local capabilities to help bring the project from initial investigation through move in of its exciting first tenant, Xero.”
To get those young professionals in the door, the Circa Building offers workout studio with locker rooms, an auditorium and a "collaboration space." It will be equipped with 191 stalls of underground parking, a handful of which will having charging stations for electric cars. The building is also designed to be considerate of car-alternative modes of transportation, with 16 heated bicycle stations.
The building sits just over the Highland Arch Bridge, sharing the block with Denver Beer Co., Cerveceria Colorado, Galvanize coworking space, Brider, a handful of retail shops and apartments.
