That old Kmart at Monaco and Evans is finally being demolished. Here’s what will be built on the lot

A new grouping of residential buildings called Edera at Highline is expected to begin construction at the site of the old Kmart at S. Monaco Parkway and Evans Avenue in late 2021.

The first phase of construction will include 287 apartments in six three-story buildings, which the company said will be built like townhomes. They will also have ground floor garages. Additionally, the Forum Real Estate Group is planning on adding two new public roads through the development called E. Warren Avenue and E. Newport Street.

The site development plans have been submitted to the city's Community Planning and Development Office. The office will now review and either approve or amend the plans.

The site sits at 2150 S. Monaco Parkway and closed in 2012 after a long run as a Kmart, then a Sears, and then a Kmart again, all since 1967. The 111,000-square-foot building is on a lot of about 12 acres, made up mostly of parking spaces. The building had been mostly demolished as of Sept. 17.

According to our surprisingly robust reporting on this particular empty Kmart (largely thanks to Councilmember Kendra Black's efforts to revitalize the space for her community) we know that the Sears company still had a decades-long lease it was paying off when it sold the property to Forum Real Estate Group almost exactly two years ago for $10.5 million.
