Swanky office planned for West 32nd Avenue in Highland

The office would be near the popular eateries Bar Dough, Tap and Burger, Uncle and Ali Baba Grill.

Residents in the ever-changing Highland neighborhood could see a three-story office pop up next year along West 32nd Avenue.

Developers submitted plans this summer to replace the former Pic's Corner Bar and adjacent 124-year-old residential building at 2122 and 2128 W. 32nd Avenue with an office building. It's unclear at this point who would work at the property near the popular eateries Bar Dough, Tap and Burger, Uncle and Ali Baba Grill.

Angela Feddersen, principal at Elevate Architecture, said Wednesday she'd like to see the building used as a coworking space, but the operator who planned to lease the property recently backed out. Cushman & Wakefield is looking for new tenants to fill the space.

Denver-based Elevate is working on the project with the longtime landowner, Brent Kimball, and City Street Investors. The Denver-based investment firm helped redevelop Union Station Denver, 3600–3616 West 32nd Ave. in Highland Square and Hangar 2 in Lowry, according to its website.

Together the development team has an $8 million budget for the office on 32nd Avenue, Feddersen said.

"We feel confident we would be able to lease the space," Feddersen said. "We're looking at a couple of opportunities."

The ground floor of the roughly 32,500-square-foot office would be set aside for a restaurant, coffee shop or some other retailer. The project would include 55 parking spots and eight enclosed balconies.

The project still needs a green light from city planners before it can move forward. Ground is tentatively set to break in spring 2018.
