The building that houses Denver's iconic Twist and Shout record store is for sale.
A real estate listing asks a little more than $4 million for the 13,303 square foot building at 2526 E. Colfax Ave.
The listing does not include the adjacent buildings that house the Tattered Cover bookstore and the Sie Film Center.
The other tenants include a Chipotle and New World Cheese.
Cody Stambaugh of Pinnacle Real Estate, the agent for the property, said Twist and Shout is staying right where it is, with no plans to move. The record store owns the building.
The listing describes the property as "an attractive and inviting place for tenants and their customers."
"Excellent location on Colfax across from East High School generating a daily flow of over 30,000 vehicles, and capturing the lunchtime and after school interests of the local students," the listing says. "Neighbored by Tattered Cover, Sie Film Center, and across the street from the new Carla Madison Recreation Center scheduled to open in 2017."
The property was part of the redevelopment of the historic Lowenstein Theater block in 2005 and 2006, which included the placement of the theater on the National Registry of Historic Places. In addition to renovating the theater to serve as Tattered Cover's new home, St. Charles Town Company added 25,000 square feet of new retail, including the building that houses Twist and Shout, and 230 new parking spaces.
The Denver Urban Renewal Authority reimbursed the developer $3.9 million of the $16 million project cost out of tax increment financing, money that comes from increased property taxes generated by the newly increased value of the redeveloped site.
