Developer hopes to bring brewery, distillery to way-South Broadway

As property prices in Denver continue to climb, developers like Carolyn Corogin are looking just outside of the city for the next big destination.

Corogin is betting it's going to be a stretch of South Broadway that technically runs through Englewood. The Denver developer plans to renovate the building at 3853 S. Broadway for a potential brewery or distillery to call home.

Corogin is hoping to create something in Englewood, like she did in Brighton, where she turned a former Buddhist temple into a brewery.

"When I used to drive through Englewood a couple years ago, I used to think it's kind of sleepy. But now I'm like, 'I should have been here sooner,'" she said.

In February, Corogin dropped $489,000 for the one-story,
3,950-square-foot building along South Broadway. Renovation work is expected to be completed by early June so she can hand it over this summer to one or two yet-to-be-found companies.

Corogin's building is just north of Spirit of Hope United Methodist Church and not far from the fairly new four-story, 284-unit Alta Cherry Hills apartment building. Her space was built in 1949 and most recently was used by the Denver Media Center to record commercials and radio spots.

"I just think this think this place could be really charming," Corogin said. "With some cosmetics and some vision, it could be transformed."
