Denver home prices: Five times people paid way less than asking price last week, May 7 to 14

Like yin and yang, the forces of the Denver real estate market can sometimes be distilled into either too much or too little.

In further Taoist meditation, let us remember that new homeowners don’t always pay over list price, sometimes they pay under. This yin and yang may not balance perfectly — lately more people have been overpaying –but it’s there.

Last week, about a third of the people who bought a home in Denver paid less than its asking price. The differences ranged from $900 less to a full $65,000 under list price.

These are the top five by percentage.

3735 North Saint Paul Street, sold for $30,000 below list price

  • 3 bedrooms, 1 full bathroom, 982 square feet
  • Sold for $310,000, 8.82 percent below asking price

1901 South Olive Street, sold for $50,000 below list price

  • Sold for $500,000, 9.09 percent under asking price

  • Sold for $303,000, 9.55 percent under asking price

  • Sold for $410,000, 13.68 percent under asking price
