129 new apartments and Craft Coworking will open a block from Denver’s Rossonian Hotel

An eight-story mixed use development with both retail and office space should open next spring at 2560 Welton Street, developers announced Friday.

An eight-story mixed use development with both retail and office space should open next spring at 2560 Welton Street, developers announced Friday.

Along with 129 apartments, Confluence Companies and Palisade Partners have planned 15,000 square feet of office space and 9,000 square feet of ground floor retail space. Developer Palisade Partners also has its hands full with its recent purchase of the Rossonian Hotel.


Of the 129 units in the project, 22 will be income-restricted units priced for people earning 60 percent of area median income. Via email, Confluence Companies' Matt McBride said that those units have not been reserved yet and any interested renters, income restricted or otherwise, can reach out via the building's website or by phone.

The apartments will range in size from 500 square foot studios to 1,563 square foot penthouses. All told, there will be 12 studios, 92 one-bedroom units, 21 two-bedroom units and four three bedroom units.

Rents will start around $1,050 and go to about $2,200, unless you're renting one of the ten penthouse units, in which case, you can expect to pay up to $3,800 per month.

Then there's the second floor office space, which will become another coworking space, Craft Coworking. On the ground floor, the 9,000 square feet of retail space is expected to host three to five businesses.

As far as amenities, there's the aforementioned retail, a fitness room, conference room and pool deck. And for the transit-minded, the building is at the 26th and Welton light rail stop.
